The Tidewater crawl space problem
From Virginia Beach's older ranch homes to new construction in Chesapeake's Hickory corridor, vented crawl spaces plus our water table plus 70%+ summer humidity equals chronic moisture. Standing water after storms is the acute version; the chronic version is worse — joists slowly rotting, mold colonizing subflooring, musty air rising into living spaces through the stack effect.
Dry, treat, encapsulate
We pump standing water, dry with commercial dehumidification ducted into the crawl, treat microbial growth, then encapsulate: heavy-duty vapor barrier sealed at seams and piers, sealed vents, and a permanent dehumidifier sized to the space. Encapsulation typically drops crawl-space humidity from the 70s to the 40s — where mold can't grow and wood stops moving.
Signs your crawl space needs attention
Musty smells on the first floor, cupping hardwood floors, cold floors in winter, high indoor humidity that the AC can't fix, or visible water after rain. If your crawl space has a dirt floor and open vents — the Tidewater default — it's a candidate.
